REHOBOTH BEACH — Nick Hammonds and Doug Motley, JLAM‘s managing principals, were recently featured on The Curious Wire podcast. Throughout the episode, they discuss our investment strategy, market trends in multifamily real estate investments, and how the current housing shortage affects the rental market. Doug also explains our flywheel principle:

Each project we develop is completely different in terms of the land plan. Every parcel has its own unique features and we particularly look for properties that have these features to help with creating a differentiated community, whether it’s for-rent or for-sale. From a community design standpoint, we have a very careful set of design standards that we have that we work with our land planners on, which can be big-picture things like minimizing back-to-back lots or wooded & other views that we may be able to get premiums for on certain lots all the way down to landscaping berms and what light pole we’re going to use at the end of the street. We get into very minute details with the goal that the people that are driving through 10 communities to buy a home, they may not know exactly why our community feels different … it may just be a sense … but we want them to have a differentiated experience there. We think if we do this right, our builders are going to want to work with us more, they are going to commit to higher absorption and lot prices, and ultimately lead to better economics for us & our investors.
